Choosing the Right Location for your New Office
One of the biggest decisions you will make when you move to new premises is identifying the right location. Even if you are happy with where your existing office is located, there may not be any available properties in the same vicinity that meet your specification. Moving to a new location may be the only option – but which one? This article identifies some of the things you need to consider to ensure that you end up in the ideal location for your business.
Cost
There can often by a difference in the amount of rent you pay renting a city centre location as opposed to an out-of-town office, and you will need to weigh up the cost against the benefits of being in a prime location.
Convenience
The matter of convenience is a somewhat subjective area. One company may consider being in an out of town business park to be inconvenient, whilst another may find that convenient parking located right outside your office for everyone couldn’t be more ideal. Again, it all comes down to what’s important to you. Consider what’s important to your staff too. If most of them live in or near to town and don’t travel to work in a car then being outside the town would be wholly inconvenient and you may end up losing staff by renting property further out of town. It’s also important to consider your clients too, in terms of how frequently they visit and whether you need to be located close to them for logistical reasons.
Competition
The saying ‘Keep your friends close but your enemies closer’ rings just as true for businesses too! Many companies in the same industry find themselves located in ‘clusters’ because they serve similar clients, or share similar space requirements. On the other hand, some companies like to keep their distance from their competitors and may find it intrusive being in such close proximity. Whatever your view, it’s important you consider where your competitors are located in your search for office space.
Technical Considerations
Despite the growth of the internet and mobile phone industry, you’ll still be surprised how many locations still don’t have the desired wi-fi connection or mobile network to satisfy a commercial enterprise. Before you commit to any property, check the wifi and mobile network coverage to ensure your business won’t suffer from a poor connection. To help you pinpoint the right location for your new office, discuss your requirements with a Commercial Property Agent and have this Office Space Checklist to hand when viewing potential properties.
