What Size Office?
Finding the right sized office for your business involves a lot of forward thinking and planning. Are you moving office because you need more (or less) office space? Or you could be moving because you need to have enough office space to restructure your business. Whatever your reason, you are going to need to work out your office space requirements.
Leasing an office which is too small can make you and your staff feel cramped and can dampen productivity, staff-morale and employee satisfaction. On the other hand, an office space which is too big – beyond anticipated growth factors – will result on excessive rent, and can isolate employees and hamper team spirit.
Having a clear understanding of your basic office space requirements will not only help brief your Property Consultant about the type of office space you are looking for, but it will also help you review the factors that are essential and important to you in your new workplace.
As a starting point, use the Office Space Calculator to work out how much office space you are going to need for each employee, meeting rooms and reception area. It calculates it all for you and gives you the approximate size office space for your business.
Also consider how big you want the reception area (if required) and think about the average number of people who may be waiting at any one time and how many tables and chairs you will need.
Spacious reception areas can be welcoming and can allow you ample space to showcase your brand to those who visit your offices. Assess the number of meeting rooms you really need and how many meetings may commonly be scheduled simultaneously.
Remember that break out areas are becoming more popular now, and can be incorporated into any open plan office space. They can also be used for holding internal, and less formal, meetings.
Look at your company’s plan for future growth within the period of the lease. You’ll want to allow for additional space for recruiting more staff, advancing your technologies and restructuring the business (if necessary).
There’s nothing worse than signing a 10 year lease, only to find that half way through you need to move office again because you’re short of space. It’s well worth taking the time now to carefully consider the future.
