Every business will have a criteria that need to be met in terms of size, cost, location and office facilities required, and these factors will be the driving force in helping your narrow down your options when viewing potential office properties.

Accessibility
The new office will need to be accessible to both your workforce and clients. Do your research and find work out where your clients are based and also where potential clients are located that you want to target.

Your choice of office says a lot about your business, and should accurately reflect what your company represents. If you want to portray a professional and corporate image, you will want an office space that is well designed and decorated with tasteful boardrooms and a more formal reception area.
Office Lease Length
The length of contract you sign up for when agreeing to an office lease is a crucial factor. If you are a new business, you won't want to commit your business to a long office lease that ties you financially to something you may not be able to afford, or that may not suit the needs of your growing business 2-3 years down the line.
Office Running Costs
You will need to work out the operational costs of running the office to make sure you can afford them for the duration of the office lease. Find out the approximate costs of utility bills, how much the cost of maintaining the premises will be, and other ongoing office running costs such as insurance and business rates.
Neighbouring Tenants
Consider who the other tenants are in the building you are considering. You will want to have a harmonious relationship with them, or perhaps even build a potentially successful business relationship with them, so find out who they are and whether they are going to hinder or complement your service offering.
