Leaving your existing office will require you to give formal notice to your Landlord, and also ensure that the property is suitable to hand back over to the Landlord so that you can get your desposit back. You may choose to leave your property on the date of the office lease expiry, or exercise a break clause. Either way, this Office Lease Expiry Checklist will help you carry out your tenant obligations and exercise your notice period correctly.
Office Lease Checklist
Check the date your office lease expires and the date by which you need to give notice. Make sure that you serve notice in good time; if you miss the date for service you will lose your right to end the lease.
Make sure that you serve notice in the right way, and in the required format if there is one. Most leases specify how notice should be served, i.e. by recorded delivery. Always give notice in writing and keep your own copy.
Pay any outstanding sums due to the Landlord, so there is nothing in dispute when you serve notice.
Schedule of Dilapidations
A schedule of dilapidations is a list of items that are in need of repair and for which the landlord holds you responsible under the lease. Ask the Landlord to submit their Schedule of Dilapidations in good time for you to review it and make the necessary repairs.
Liaise with a Dilapidations Expert to help guide you through your position and advise you as to how best to tackle any obligations you may have. You may then need to talk to an Office Interiors Company to help you carry out any repairs to the property before the break date.
Arrange for the premises to be cleaned thoroughly once you have moved out.
Ensure all keys and entrance cards are returned to you by your staff for return to the Landlord.
