What questions to ask when viewing office properties
You think you’ve found an office property that’s right for your business – well, at least at glance, everything seems perfect. But is it? Make sure you ask the landlord and your property agent these important questions before you commit to a new office lease:
Parking
How many car parking spaces come with the property? Are there any assigned spaces for this particular office, or can all tenants park anywhere? It’s important to clarify parking arrangements to avoid future disputes with your landlord and/or other tenants who are also sharing the building.
What facilities are available on site?
If you are occupying a small business park, it’s useful to know what amenities and facilities are available for you staff, such as whether there is a café or shop available on site.
Access
Can we have access to the property 24 hrs a day and at weekends? In the event of a major project deadline, you want to be sure you can gain access to your office space whenever you need to.
Security
Is any security provided and is it 24 hrs? Your business is likely to possess some expensive computer and telecoms equipment, maybe even servers. In which case, you want to ensure they are adequately protected.
Internet and power
Ask for detailed information as to the exact route of power. What is the internet speed and is wi-fi enabled? Are there enough phone sockets and are they in the right places according to your new space layout? How many power outages did the building experience in the last 12 months. Some buildings and areas are susceptible to such problems and you will want to ensure yours isn't one of them!
Signage
Can we put our own signage on the doors and building exterior? Are there any restrictions?
Fit-out
Find out what the restrictions are regarding what modifications you can do to the property. You may want to put up some internal walls to create private offices or meetings rooms.
When will the property be ready for occupation?
If the property is already tenanted when will they be moving out? The property may need to undergo some refurbishment works before it is ready for your occupation.
